In an aggressive seller’s market, it is easy for sellers and agents to get excited about an offer that is above the list price. However, I remind sellers every day that the highest offer is not always the best offer. My job is to protect your highest and best interest – to negotiate not only for the best price but also the best terms to avoid expensive repairs, unreasonable requests, and prevent the transaction from coming to a stand still with no hopes of progression. My marketing strategy takes advantage of multiple offers to give you the upper hand when negotiating with buyers.
When I work with potential buyers, I know the challenges that shoppers face in an aggressive market. My role here will be to structure your offer in a way that it stands out from the rest. I do this by establishing dialogue with the listing agent prior to submitting your offer. By building rapport with the listing agent, I am able to gain critical insight into the seller’s motivation, uncover any special needs that may give the buyer extra leverage when negotiating the contract, and learn if there are additional requests to help my client’s offer become more competitive.
